How to Get Your Appraisals Faster

Appraisers of Arizona.com Offers Faster Appraisals in Phoenix, Scottsdale, Flagstaff, Tempe and Tucson and the entire state of Arizona.

Here's the ABC's (and a D) on how you can get faster appraisals by licensed and certified appraisers:

A. Order your appraisal online: Appraisers of Arizona.com offers online ordering with e-mail acknowledgements of your requests. We deliver faster secure .PDF format reports. Online ordering is the single biggest time saver available to both of us! We don't have to re-input information from a fax. That saves us time. You don't have to wonder whether we received the order or call us. That saves you time.

B. Carefully complete all fields in forms with accurate information about the subject property (Property being appraised). Details are important. When the street number is misspelled or the street number is off by one digit, unnecessary delays are created.

Provide Assessor's Parcel Numbers (APN's) or any other information which helps identify the property. Include any such info on the order form. Include lists of owner upgrades and even recent sales in the area. We always research our own comparable sales and ours might differ from yours; but, we welcome added information.

C. Tell us details about the property that might make it unique. Tract homes are easily appraised. Knowing the unique features of a property which contribute to a property's value makes us faster. For example: an addition; superior (less) zoning restrictions; it's not in a flood zone and/or prone to flooding due recent flood control measures. We find these things out during our appraisal inspections; but, knowing about this stuff in advance makes our work easier, faster and more simple. Your report therefore arrives more quickly. Please ask the property owner to provide a list of upgrades or special features. We listen.

D. Please tell the property owner the appraiser is coming. Sometimes a homeowner is shocked. The biggest problem is that they were never told that they had to pay for the appraisal. The second biggest problem is they think they have to clean up everything. The third problem is the time consuming process of setting an appointment with occupants of a home (owners or tenants). When a homeowner is understandably uncomfortable with the fact a stranger wants to come in their house and look around and make notes, they may want to delay the process. Please tell the homeowner that we take credit cards and checks. Clean furniture (or no furniture) will not change the appraised value. And, anyone over 16 with a key can meet us at the property.

D 1/2. Use our website (www.AppraisersofArizona.com) to track the status of your report. Phone tag gets old fast. Even fax tag is a thing of the past our 24/7 status updates online. Appraisers of Arizona.com makes all that important information available to you online. Now it is faster and easier to keep track of your report's status. We also welcome your e-mails, faxes and phone calls whenever online support is inadequate.
